Fix & flip

When the finished number justifies it

Some houses are worth more finished than assigned. When that’s the case we take it down ourselves — foundation, roof, HVAC, electrical, full cosmetic — and bring it back to market with our own crews and our own capital.

That matters to you for one reason: it’s why our offer on a heavier rehab can come in above what a pure wholesale number would support.

Day 1 02

Walkthrough & numbers

Twenty minutes at the house. We scope repairs and pull sold comps within about a half mile and six months to set the after-repair value.

Day 2 03

Written offer & contract

A real number on paper with the math behind it. Sign, and earnest money goes to the title company — not to us.

Day 7–21 04

Title clears, you get paid

The escrow officer runs title, clears any liens out of proceeds, and you sign. Funds wire the same day, or the date you picked.

What does this cost me?

Nothing. No commission, no listing fee, no inspection or appraisal to pay for. We cover standard closing costs on our side, and you’ll see your net number in writing before you sign anything.

Will your offer be the most money I can get?

Usually not, and we’d rather say so. If the house shows well, you can afford the repairs, and you can wait sixty to ninety days, listing with a good agent will typically net you more.

What we sell is speed and certainty — a firm number, no financing that can fall through, and a date you pick. If that’s not worth more to you than the spread, list it. We’ll tell you that on the call.

How do you come up with the number?

After-repair value from sold comparables near the property, minus the repair scope our contractor prices, minus holding and closing costs, minus our margin. We’ll walk you through each line if you want to see it.

How do I know you’ll actually close?

Earnest money goes to an independent title company, not to us. From there it’s a normal Texas closing — escrow officer, title commitment, survey, funding at the table. You can name the title company if you have one you trust.

Are you real estate agents?

No. Aarym Holdings is a real estate investment company. We buy for our own account and may assign our contract position to another buyer. We’re not a brokerage and we’re not representing you in the transaction — you’re free to have your own attorney or agent review anything we send.
